If you’ve been house hunting lately, you already know the Florida real estate market is a bit like musical chairs… except the chairs cost half a million, and someone just turned off the music. Now, things might get even weirder.

A new bill—House Bill 1461—is cruising through Tallahassee, and if passed, it would eliminate the Florida Real Estate Commission (FREC), the group that oversees realtors, brokers, and even the schools that train them. In other words, the people keeping real estate professionals from turning into used car salesmen with lockboxes.

Supporters of the bill say it’ll cut red tape and make it easier to do business. Critics (read: most realtors) say it’s more like cutting the brakes off a car to make it go faster.

“Without accountability, the marketplace could get risky,” warned Tim Weisheyer, president of Florida Realtors—translation: if this bill passes, buyers and sellers might want to sleep with one eye open and an appraiser on speed dial.

So what does this mean for you?

If you’re buying, selling, or anywhere near the market, this bill could shake things up. With no commission to enforce standards, the odds of running into a shady deal (or a shady agent) might go up. It’s like turning off the security cameras at a casino—sure, the games still happen, but who’s watching?

Local realtors are especially concerned. With more homes coming to market in Southshore and demand staying strong, this legislation could make it harder for the honest pros to stand out—and for buyers to know who to trust.

The bill still has a few hurdles before it becomes law, but if passed, it could take effect as soon as July. So if you’re in the middle of a deal, or thinking of jumping in—maybe keep your favorite agent on speed dial… while they’re still licensed.
